Why would I need a Valuation Report?
There are many reasons – for example you may need to argue a value with a partner in dispute or the Inland Revenue in cases of Capital Gains/Inheritance or prove a value for Probate.
Will a free market appraisal not suffice?
Generally no. You must appreciate that Agents who provide a free assessment are looking to gain work and will provide the most optimistic asking price for marketing purposes. Sometimes this can differ substantially from the true value and in any event often does not fully reflect the structural condition of the property. The free assessments are generally not in writing and if they are will contain caveats that they are for marketing purposes only and should not be used for any other reason. Besides, it is a serious abuse of any agent’s time and resources to call them out if not for the right purposes.

Do I really need to spend more money at a time when I have already paid out a small fortune?
The answer is - You cannot afford not to. Whilst it can appear to be an apparent saving to dispense with the survey it could prove to be false economy and a decision that you could regret for many years to come.
The report will identify any major defects and also advise on potential problems and future repairs. The advice will give a balanced overview and guidance to a realistic price to reflect not only the present condition but also the state of the market and trends.
You may be pleasantly surprised at the results and could justify a downward re-negotiation of the purchase price thereby recouping more than the cost of the survey itself.
